Vista Area Information

In 1845, two Native Americans from the Mission San Luis Rey received a 2200-acre Rancho Guajome land grant. Shortly after acquiring the land grant via the Mexican governor, it was sold to a Los Angeles merchant. The merchant then gifted his sister-in-law, Ysidora Bandini with half-interest in the rancho. Bandini’s husband, Cave Johnson Couts was a lieutenant in the Army.

Originally named “Wah-hoe-mah” meaning “frog pond” in the Indian language, the Rancho Guajome ranch massed around 1000sqft and contained 28 rooms. Couts planted a variety of orchards and vineyards at the ranch. It was noted for many years that Couts owned the only orange grove in San Diego County as well as one of the earliest irrigation systems.

Rancho Buena Vista is regarded as the best-preserved of the fabled land-grant ranchos. The original land grant was issued by Governor Pio Pico in 1845 to Felipe Subria. Subria was a Luiseño Indian and Christian convert who later deeded the land grant to his daughter, Maria La Garcia Dunn for a mere $1.00.

In the years thereafter, the property exchanged hands several times and was subsequently sold to Cave Couts in 1866 for $3,000. Couts eventually purchased much more land, owning over 20,000 acres at one time. The united Ranchos of Rancho Guajome and Rancho Buena Vista became the hub for social activities, hosting grand parties for ranchers from all over the region.

The Rancho became the focus of boundary disputes and legal entanglements, upon which the Couts heirs benefited. The Vista Land Company gained access to a sizeable portion of the land in 1886.
